Listing Description
This wonderful, spacious and privileged minimalist style villa is located in a very quiet, tranquil area just 1 km from the village of Sant Joan de Labritja and just 7 km from the well-known beach of Benirrás.
The space:
In years gone by, the property was a working farm and the traditional irrigation system ‘safareig’ can still be seen. The fenced plot of 17700 m² features stunning lawns, and several varieties of fruit trees (orange, lemon, cherry, apple, quince, carob and ancient olive trees). The villa also has its own stable and horse.
Located by the swimming pool (14m x 4m), overlooking the orchard, you will find the Jacuzzi, a spacious ‘al fresco’ dining area equipped with charcoal barbecue and an outdoor kitchen with a sink, dishwasher and a complete set of crockery and cutlery.
At the back of the house there is a little wooden playhouse with a sand pit, a wonderful space for children to play. Adjacent to the play area there is an outdoor cinema with a large seating area – connected to the smart TV, the cinema screen is projected onto the wall, great for family gatherings in the evenings.
Inside, the house offers 380 m² of space divided over two floors. The main floor features a spacious living room of 80m² with floor to ceiling windows that can be opened fully to enjoy the summer breeze. A fully equipped, open-plan, modern kitchen with access to the swimming pool area is located next to the living room.
There is also a separate guest apartment with living area and bedrooms and the whole property features heating and air conditioning.
Guest access:
You will gain exclusive access to all rooms and floors, and to the entire property area, plus usage of the Condo common areas, following the rules and time availability provided.
Getting Around:
Taxis and Ubers, apart from renting a car would be our recommended options. You can use the following local apps for cabs: 99 Taxis and Easy Taxi.
Interaction With Guests:
We like welcoming guests in person, leaving you as comfortable and independent as possible during your stay, while always being available when/if you need help or suggestions from us.
Towels changed 3 times per week (every other day). Linen changed once per week (midweek).
Gardener comes every day, twice a day, early in the morning and at 6pm - to feed the horse (which is close by the house), check the orchard and pick any of the ecological fruits and vegetables that are ready for the clients (including watermelons, potatoes, peppers and others), and to check the swimming pool.
We have our own lease agreement model that must be signed until check-in. When you confirm a booking, you agree to these terms. When the Booking Channel does not give you direct access, just ask us and we will send it your way.
The most important House Rules are:
* Silence from 10pm til 7am
* Social visits are limited from 7am until 10pm and up to 2 people at the same time in the property
* Only listed guests can sleep over
* Intended use is residential only
* Drugs and prostitution are strictly forbidden
* Building or Condominium internal regulations must be fully respected
* Check-ins/outs outside of regular hours are subject to availability and if possible, incur in an equivalent amount of 60BRL in cash as compensation to the staff doing it, per event
* Bookings of length period from 15 nights or greater pay electricity bill as an extra
* Included cleaning covers reasonable usage, excess will be charged
* Rules breaches will be penalized by the full amount of security deposit, per event, plus any loss or fines and can result in eviction with no right to refunds.
